Make sure the website is seo spider readable.
Check how many incoming links it has with a free link check.
Is it seo web designed. Read this website and afterwards you will know what to look for.
Check that the web pages have been indexed by typing in site:domainname.com into Google.
Has it got potential for making money?
Do you have the ability to maintain and build upon to increase traffic and income. If you do not it could die a slow cyber death.
Then you need to decide if the price is right.
